I understand that it is only the terms I
am asked to consider. The plan submitted is of too preliminary
a nature to admit of the scheme being criticized.
I would propose that the leases of the two
terminal stations should include the area occupied by the
Tramway lines and that those of the intermediate stations should be exclusive of the area occupied by the lines. The area occupi-
ed by the lines of tramway should be leased separately and should extend the full length between the two terminal stations.
As regards the Tramway itself, the area
occupied by it, assuming a width of 30 feet, will be about
130,500 S.F., or say, 3 acres. For the most part of the way the
area occupied would be unsaleable for any other purpose and its
value would therefore be small. The value to be placed upon any
favourable land for building purposes within the Public Gardens
is a difficult matter, it would not be granted for practical-

ly any other purpose than a tramway.
Taking the value of the land occupied by
the Tramway itself at .08. per S.E. ($1,806 per acre) tie
amount would be:-
Tramway line 3 acres @ $1,306
Lower Terminus say 2,000 5.F. @ .50.¢ Upper Terminus 18,000 S.F. @ .15.¢
